When Len and I began our home search, Len sought information from several realtors in the Naples area.  Lynette Grout was one of the first to respond and took on our search like it was personal mission.  Rarely do Real Estate professionals exhibit the prompt, courteous, thorough attention, to Home Buyers that we received from Lynette.  We had absolutely no experience in the Naples Real Estate Market and Lynette brought us up to speed quickly.  She found listings that matched our preferences, and changed course quickly when we added proximity to Olde Naples, to our list, halfway through the day.
We covered a lot of ground and saw quite a few homes in record speed.  By the end of our first day, we were ready to narrow our prospects to two of the homes she showed us.  We began bidding and Lynette represented our interests with skill and professionalism throughout the negotiations.  In the busy Holiday Season, Lynette made our needs her priority.  As purchase documents were prepared, Lynette smoothed the way to an excellent transfer, bringing resources and professionals to assist in every instance.  That our home was beautifully and professionally cleaned, arranged by Lynette, on New Year’s Eve, exemplifies the commitment to providing the highest level of service on our behalf.
Len and I would love to recommend Lynette Grout to anyone buying or selling a home in Collier County.  She anticipates the geographical, financial, practical and personal issues that arise, then hurdles them with seeming ease of effort.

My wife and I traveled many times to Florida searching for a retirement place.  We worked with many realtors and most of them didn’t provide their full attention to our needs.  Maybe, because they felt that a week wasn’t enough time for us to make a decision. Who knows?  Anyway, we contacted Lynette and explained our situation to her that we would only be in the area during the third week of February 2012.

 

She set a good portion of that week aside to work with us and we were able to see reasonable amount of listings.  At first we were searching for family homes and after listening to our needs, mainly not wanting to deal with yard work, recommended condominiums.   We started all over again and looked at many condominiums and eventually found one that we liked and within our budget.

 

Knowing that we only had a week to search we were able to accomplish a lot.  She always answered her cell phone within a timely manner. If she was not available then her staff was there and willing to answer our questions.  They were also a considerable help in making an informed decision in purchasing our condominium.

 

Since we lived inWisconsin, we relied on Lynette and her staff, to help guide us with the closing which included numerous questions and overall commitment.   We were not able to be at the closing on April 27, 2012; however, she was there to make sure that we were well represented.  Lynette was there to resolve a small situation pertaining to the Condominium after we already closed.  My wife and I can’t say enough about the great help we received from Lynette and her staff at John R. Woods Realtors.

As we reflect back on our last few years in real estate we look to the future with confidence and belief that the market is indeed turning around!

 

The number of properties placed on the market in March is the lowest for the month in nine years. While the number of pended sales year-to date shows a slight decrease from 2011, nonetheless it remains among the highest on record for the period. Closed sales in March 2012 with the price range of $500,000 to $750,000 posted the biggest gains for the first three month of 2012 with a 34%increase over the prior year. Additionally, the average sales price year-to-date is the highest in four years! This indicates that the market truly is on the upswing!

 

Maintaining our commitment to our clients, we have prepared this month’s statistics for your viewing pleasure. These views for the last 31 days and the last 12 months will indicate your properties are being viewed regularly. On April 22, 2012 we held a special open house promotion with Listingbook; you will find these statistics in addition to your regular monthly data.

Though the weather may be frightful up North, let me assure you it is quite delightful here in SWFL! The beautiful lights sparking from the palm fronds are such a spectacular sight!

The latest market reports show that the number of closed sales year-to-date is up 6% over the same period 2010 and is at its highest levels since 2005.Volume of sales year-to-date is up 8% over same period last year and comparable  to 2006 levels. Chief economist Stan Humphries from Zillow says, “Luxury is the best performing segment of the housing market right now.” This is good news for our sellers!
